Do I need permanent residence to get a mortgage?
No. Several lenders accept work and study permits, with varying conditions (down payment, CMHC insurance, supporting documents). An AMF-licensed broker knows each lender's rules.
What down payment is required?
For a permanent resident with Canadian income: minimum 5% like any buyer. Without a full credit history, some lenders require 10 to 20%. The program depends on immigration status and length of residence.
How do I prove income if I just arrived?
Through Canadian pay stubs, employment letter, bank statements, and sometimes attested foreign income. Some newcomer programs accept bank references from your country of origin.
Do I need to speak French to get help?
