New to Canada? Buying a home is still possible — even without a long credit history.

You've been in Canada less than 5 years, your Canadian credit history is short or non-existent, and every bank bounces you between counters. Yet the major lenders — RBC, Scotiabank, TD, BMO — all have dedicated newcomer programs. The problem: not every bank rep knows them or knows how to use them. Frequently asked questions

  • Do I need permanent residence to get a mortgage?

    No. Several lenders accept work and study permits, with varying conditions (down payment, CMHC insurance, supporting documents). An AMF-licensed broker knows each lender's rules.

  • What down payment is required?

    For a permanent resident with Canadian income: minimum 5% like any buyer. Without a full credit history, some lenders require 10 to 20%. The program depends on immigration status and length of residence.

  • How do I prove income if I just arrived?

    Through Canadian pay stubs, employment letter, bank statements, and sometimes attested foreign income. Some newcomer programs accept bank references from your country of origin.

  • Do I need to speak French to get help?

    No. Our platform and the Courteo network in Quebec are bilingual. You can go through the whole process in English or French, as you prefer.
