How the calculation works

Our estimate applies the historical growth of the provincial CREA MLS index (Quebec) between your purchase year and today, adjusted by a regional factor (Montreal, Shores, Quebec/East) and by property type (single-family, condo, plex).

The ±10% range reflects the actual variability between properties in the same category and region. For a professional appraisal usable by your bank, you need a licensed appraiser ($400-600).

Why it matters

Knowing the current value of your property affects a lot of decisions:

  • Loan-to-value at renewal: if your LTV has dropped below 65%, you access better uninsured rates.
  • Room for a refinance or HELOC (debt consolidation, renovations, down payment on a second property).
  • Proof of equity to remove CMHC insurance if your LTV has dropped below 80%.

  • How does your estimator calculate the value?

    We use the CREA MLS Home Price Index published by the Canadian Real Estate Association, with growth curves differentiated by CMA (Island of Montreal, Suburbs, Quebec CMA, Gatineau, Sherbrooke, Trois-Rivières, Saguenay, rural). We then adjust for property type (single-family, condo, duplex, multiplex) and any renovations you check off. The formula is transparent and documented in our source code.

  • What margin of error is shown?

    ±10% around the central estimate. This is representative of the real variability between two properties in the same category and region: orientation, interior condition, finish quality, immediate neighborhood, etc. For a number usable by a bank, you need a professional appraisal by an OEAQ-licensed appraiser ($400-600).

  • Why does my municipal assessment differ from your estimate?

    Quebec's municipal assessment roll is typically dated 2-3 years in the past and primarily serves to calculate taxes. Our estimator gives a current market value. A gap is normal: 5-25% in a stable market, up to 40% in volatile markets like post-2020. If you enter your municipal assessment, we adjust it for your zone's growth since 2022 and display the delta with our estimate.

  • Can I use this estimate for my bank or renewal?

    Not directly — lenders require a professional appraisal (OEAQ) for a refinance, equity extraction, or to remove CMHC insurance. Our estimate is a starting point: it tells you whether it is worth engaging the $400-600 of a formal appraisal. An AMF mortgage broker can also tell you whether your lender accepts a less costly desktop (drive-by) appraisal in your case.

  • What are the 4 renovation checkboxes for?

    Each recent major renovation (last 5 years) increases market value: full kitchen +6%, main bathroom +3%, roof +2%, finished basement +4%. Impacts are cumulative. These figures come from APCIQ and CMHC studies on renovation ROI in Quebec residential.

  • Is my data kept?

    If you submit your email to get the report, we create an encrypted LeadDraft server-side (compliant with Quebec Law 25). The draft auto-expires after 7 days if you do not complete a full request. You can at any time request erasure via our RPRP form. If you stay in estimate-only mode (no email), no data is stored.

  • Is it really free?
