Legal operation by which a land surveyor determines and establishes property boundaries. The survey certificate (documenting existing boundaries) is required in every Quebec real estate transaction.

Definition

Land surveying boundary marking is the operation by which two neighboring property owners have their shared boundary officially delimited by a land surveyor. Boundary markers (stakes, metal plates) are planted at agreed demarcation points.

Distinction between boundary marking and survey certificate: - **Survey certificate**: document produced by the land surveyor describing the current state of the lot in relation to titles and official documents — required at each transaction. - **Boundary marking**: contradictory delimitation process between neighbors — less common, done when there is dispute or uncertainty about actual boundaries.

Boundary marking procedure: 1. Both neighbors mandate (ideally) the same surveyor 2. The surveyor analyzes titles, cadastral documents, and measures on site 3. If agreement: friendly boundary marking report signed 4. If dispute: judicial boundary marking before the court

Cost: between $1,000 and $5,000 depending on complexity and length of lines to be delimited.
