Definition
The final walkthrough (pre-closing visit) is the buyer's right to verify the property one last time before signing the deed of sale. It is not a technical inspection — it is a verification that:
- The property is in the same condition as at the time of the accepted offer (no new damage) - All inclusions listed in the purchase offer are present (appliances, light fixtures, blinds) - The seller has vacated the premises - Work promised in the counter-offer or conditions has been completed
What to do if problems are discovered: - Damage since inspection: inform notary immediately — a fund holdback can be negotiated - Missing inclusions: the notary can hold back an equivalent amount from the sale proceeds - Property not vacated: possible closing delay
The final walkthrough is strongly recommended but not legally mandatory. It is often included as an implicit condition in the OACIQ purchase offer.
