Definition
The Total Debt Service (TDS) ratio is the second mortgage qualification ratio in Canada, broader than the GDS.
**Formula**: TDS = (Mortgage payment + Property taxes + Heating + 50% of condo fees + All other monthly debts) ÷ Monthly gross income × 100
**Regulatory ceilings**: - CMHC (mortgage insurance): 44% maximum - Conventional lenders (without insurance): generally 44-50% depending on lender - Stress test: calculated at qualifying rate (contract rate + 2% or BoC minimum rate), whichever is higher
**Debts included in TDS**: - Auto payments (lease or purchase) - Minimum credit card payments (3% of limit per CMHC) - Lines of credit - Student loans - Alimony / child support - Any other loan or monthly obligation
**GDS vs. TDS**: GDS measures housing only; TDS measures all debts. A borrower can have an excellent GDS (25%) but a problematic TDS if their non-mortgage debts are high.
**Strategy**: Paying down consumer debts (auto, cards) before applying for a mortgage improves the TDS and can allow borrowing up to 20-30% more.
