Minimum credit score by lender type

Français : Score de crédit minimum par type de prêteur

Minimum credit score required varies by lender type: 680 for CMHC-insured loans, 600-620 for uninsured A-lenders, 500-580 for B-lenders, and no fixed minimum for private lenders.

Definition

Reference grid by lender type (Beacon/Equifax scores):

- **CMHC/Sagen/Canada Guaranty insured loans**: 680 minimum for both borrowers (with two borrowers, the lowest score counts). Some insurers accept 600 with additional conditions. - **Uninsured A-lenders (banks, credit unions)**: variable. TD, RBC, Desjardins: generally 620-650 minimum. Mono-line lenders (First National, MCAP): 620+. - **B-lenders (Home Trust, Equitable, B2B)**: 500-580 depending on product. Some B programs accept 500+ with down payment > 20%. - **Private MIC lenders**: no fixed minimum score, decision based on equity and loan-to-value ratio.

Note: with two co-borrowers, most lenders use the lowest score (or weighted average depending on lender).
