In Quebec, the New Residential Building Warranty Plan is administered by GCR (Garantie de construction résidentielle), a non-profit organization accredited by the Régie du bâtiment du Québec (RBQ). It is mandatory for all general contractors building new homes or condominiums.
GCR warranty coverage: - **Deposits and down payments**: up to $50,000 in case of contractor bankruptcy - **Completion of work**: if contractor abandons the site - **Defects existing at reception**: 1-year coverage - **Defects appearing after reception** (completion 1 year): 2 additional years coverage - **Water infiltration**: 3 years after reception - **Major structural defects**: 5 years after reception
For new condos, GCR warranty covers private and common portions. The buyer must conduct a formal reception inspection and note all observed defects in the reception form.
