The certified building inspector (AIBQ — Quebec Building Inspectors Association, or InterNACHI member) performs a non-destructive visual inspection. The inspection report details:
**Structure and envelope:** - Foundations (cracks, deflection, infiltration) - Roof (age, shingle condition, flashings, drainage) - Exterior cladding (covering, joints, paint) - Windows and doors (weatherproofing, condensation)
**Mechanical systems:** - Heating system (age, efficiency, maintenance) - Plumbing (hot water, pressure, drainage, water heater) - Ventilation and humidity
**Electrical system:** - Main panel (amperage, breakers) - Grounding, GFCI protection - Aluminum vs. copper (aluminum wiring from 1970s-1980s)
**Special observations:** - Signs of mold or humidity - Asbestos presence (suspected materials) - Buried oil tank - Pyrite or pyrrhotite in foundations
